
401 Multiplex Inc. is a premier trucking facility
situated on a 14.7 acre site in southern Ontario, Canada.

Built in 2006, the
multi-million dollar development is dedicated to the trucking industry. It is
ideally fronted on highway 401 and Cedar Creek Road, less than 1 km from the
interchange. There are four buildings on the site as well as a cardlock
fuelling station and a retail fuelling station; each serves to compliment the
others to make a stunning complete package.

The layout of
the site allows truck traffic easy access to all of the facilities without
requiring sharp turns or difficult manoeuvring. Access on and off the site is facilitated by acceleration and turn
lanes.

cycle costs in the forefront of the design and construction.
- A great deal of
emphasis was placed on the design and construction of the site to make it
environmentally sound and safe. In all areas the site was designed to excel
beyond the current legislation and standards.

equipped with a fibre optic network for very high speed communications and
video monitoring. .

site water wells with independent and redundant water treatment
systems
- Waste water is
treated by an onsite sewage treatment system. Purified waste water is used for
the site irrigation system.
- The site has
been featured in several magazines and has received tax credits for innovation
in design and water treatment, conservation & reuse.

| Building "A" Industrial
Mall: The Industrial Mall is divided into 5 units. All of the units are
currently leased, primarily to businesses related to the road transport
industry. These include Millennium Driver Compliance services, Thermo King,
Hiller Truck Tech (idle air & generator systems, hydrogen fuel injection
systems) and others. This 20,000 square foot building fronts directly on to the
401 - the busiest highway in Canada. |

Building "B": This
25,000 sq. ft. building is currently leased in two sections. The north section
is leased by Canadian Towing - they manufacture and assemble tow trucks, car
carriers, and heavy vehicle recovery units. The south unit is Ted's
Electronics, a CB sales, repair & installation firm. |

Building
"C": Truck Wash This state-of-the-art facility has an automatic truck wash
system in one bay and a separate bay for detailing. The wash water is treated
through a separate waste water recovery system and is recycled for use in the
wash bay. Currently the wash water recovery system operates above 85% reuse.

Built with a "plastic" wall
system filled with concrete & insulation, the building wall structure is
completely impervious to water damage, mould, and bacteria, and easy to keep
clean. Waste water is treated with an ozonation system to eliminate bacteria
and odours without the introduction of chemicals.

 Upstairs there are
also four separate offices with a side entrance. The offices have a separate
HVAC system from the remainder of the truck wash.

Thoughtfully laid
out and beautifully decorated, it attracts not only the road transport sector
but also the local population. It serves the large industrial, commercial, and
business community that surrounds the site. |
Building
"D" Truck Stop: The truck stop building is truly a multi-use facility.
Inside it houses showers, laundry facilities, a convenience store and fuel pay
point, and an eighty seat restaurant complete with a drive through.
